What an incredibly busy month August was for Real Estate in Toronto … The month typically saved for “realtor vacation time” was anything but – with a flurry of bidding wars and a further increase of prices in Toronto! On a personal level, I saw three semi-detached houses on the East end (think Riverdale and Leslieville) attract over 10 buyers on offer night.  The most competitive was a 14 person bidding war, which we came out the winners of! I think the whole idea of “seasons effecting sales” has lost it’s relevancy in our current market.  The old adage of “summer slowing down” is a thing of the past – strong buyer demand, affordable interest rates and low supply all being factors for why!

Sales for the month of August were up 2.8% compared to the same month last year and year to date sales were also up by 6.5% compared to 2013! To further drive up competition, there was a decrease in inventory by roughly 900 active listings when compared to August 2013. The average selling price in August 2014 was $546,303up 8.9% in comparison to the average of $501,677 reported in August 2013. The year-to-date average price through August was $562,504, which represented an increase of 8.5%  in comparison to the same period in 2013. I’ve created a quick breakdown to show how each housing type preformed:

For buyers – patience, a pre-approval, and prayer are what’s most important in these high priced bidding wars.  For sellers – the time has never been better to put their homes on the market.  In fact, August was one of the busiest months for enquires from potential sellers looking to list in the fall!

The biggest growth in real estate prices for August was in the ever popular detached house – with an average price of $902,428, prices have increased by 14.7%.  If you don’t mind sharing a wall with your neighbours, the second most expensive option was the semi detached style with an average price of $627,725 and an increase of 8.8%.  In third was the freehold townhouse, with an average price of $463,798, this style saw a 11.7% increase.  And finally, the ever popular and affordable condo – with a 4.1% increase, the average price of a condo apartment for August was $370,899!
